Tenant can only be scent-free and must comply with a low chemical product household due to the owners families disability and reactions to those items. Great for someone who also needs a scent-free living situation.

Includes gas, electricity, water, air conditioning and wifi. Also includes backyard bike storage locker (you provide lock) and some yard space to garden. Sit and relax on the lower back patio. 

Comes furnished with all items shown in the photos, including a new full dish set, kitchen utensils (but no pots or pans as I didn't want to presume reactions), an unending supply of NatureClean Unscented dish detergent, a coffee machine, electric kettle, iron and ironing board, toaster, bathroom linens, fire extinguisher and CO2 alarm. New electric stove and fridge. The stove has been run to burn off chemicals. There is a fireTV and appleTV in the living room already attached to wifi. 

There is a  large washer and dryer in a hall closet across from the full bathroom. A steady supply of NatureClean Unscented Detergent is included, along with six wool dryer balls (Moss brand, local and not chemically treated). Also a gorgeous office just to the side of the bedroom with a comfortable computer chair. The leather couch has two reclining seats. There is a cozy dining area as well. 

There is a gas furnace, with charcoal filters and an additional amaircare air purifier with charcoal core and dehumidifier in the utility room. It is contained and not loud. I had the basement checked by 'The Mold Guy' to be sure everything looked good. I have my vents vacuumed (but not sprayed), yearly. The furniture has  also been selected to avoid dust mites. 

Located in the Wallace-Emerson neighbourhood of Toronto, minutes walk to groceries, cafes, restaurants and all all amenities. 15 minute walk to Lansdowne TTC, and 20 minutes walk to Bloor Go/Up Express. Street parking on Lansdowne Ave or permit parking on St. Claren's. Located close to the railpath cycling and pedestrian walkway.

I cannot accept cat or dog pets as my cat is an anxiety ridden beast and will literally howl at the wall that separates the downstairs. Which, while double insulated, is not sound proof. She will howl and howl and likely urinate on the floor and then there will be mold. You will never sleep again. Sorry. All other pets welcome, within reason (but if you have a tiny pig or something - I'm so in). 

No loud parties, but do have fun.
